Downtown Superior Never Had a Grand Opening

Boulder Baked signed its lease at Origin in Downtown Superior in the fall of 2023 and opened its doors that February, the first retail tenant in a mixed-use project still under construction around it. There was no ribbon-cutting weekend where the rest of Main Street suddenly filled in behind it. Instead, over the two years since, one storefront has arrived at a time: a wellness spa, a boba tea shop, a self-serve frozen yogurt counter. The pace has been slow enough, and steady enough, that the Town of Superior eventually started publishing a monthly bulletin, Downtown Superior News, just so residents could keep track of what had opened since the last update.

That is the thing to understand about this neighborhood right now. Downtown Superior isn't a finished project waiting for a grand-opening photo. It's a running list, and the way to stay current is the same way you'd check anything else that updates on a schedule: periodically, not once.

One Bakery, Then a Slow Fill

Boulder Baked took 1,150 square feet on Main Street as its second location after the original Boulder bakery, and the Mile High CRE coverage of the lease put its planned staffing at 10 to 15 employees once fully running. That was the entire retail roster for a while. What's filled in since, according to Origin's own leasing site and the town's downtown business directory, includes:

• A wellness spa offering skincare, massage, yoga and acupuncture, a few doors down at 2345 Main Street
• Krak Boba, a boba tea shop on the same block
• A self-serve frozen yogurt counter with build-your-own toppings

Here's the detail that tells you something about how these rollouts actually work: Origin's own marketing page still describes the frozen yogurt shop as "coming soon," while the town's downtown business directory already lists it with a working suite number. The developer's website hasn't caught up to what's already operating on the ground. That's not a knock on anyone involved. It's just what a slow, staggered build-out looks like from the inside, and it's a reminder that if you're relying on a single source to tell you what's open in Downtown Superior, you're probably a step behind.

The Anchor That Was There First

None of this retail fill-in is where Superior's coffee habit started. That happened at the Blue Sport Stable, the 186,000-square-foot multi-sport facility at 1 Superior Drive that's been running ice rinks, turf fields and basketball courts for years, long before Origin broke ground. Tucked inside it is Sticks Coffee, along with The Stable Bar & Grill, and both have been serving the neighborhood since well before Main Street had a bakery to compete with them.

It's a small thing, but it matters for how you think about "downtown." The commercial center of gravity here didn't move in one direction from nothing. It grew in two places at once, one purpose-built and one repurposed, and they're finally close enough to walk between.

The Calendar Closes in Stages Too

The retail build-out trickles in. The outdoor events calendar, by contrast, closes in a fixed sequence, and this week matters because you're near the end of it.

The amphitheater series already wrapped its final Saturday on August 22, so if you missed it, that one's gone until next summer. The farmers market at THE LOT is still running its Wednesday slot, produce and baked goods and live music from the same touring roster of regional vendors it's had all season. And the Town of Superior's Chili & Beer Fest lands next Saturday, with general admission free and proceeds from beer sampling going to the Boulder Valley Rotary Club. Past years have drawn well over 50 local vendors and multiple live bands into Community Park for the afternoon, and this year's listing promises the same shape: food, beer, vendors and entertainment for a few hours before the season turns.

Put those three next to each other and you get a clean read on where you are in the calendar year. This is the last big group gathering of the outdoor season, not a random Saturday in September.

What the Timing Means if You Live Here

The two threads in this piece, one about storefronts and one about a calendar, are really the same observation from different angles. Downtown Superior doesn't announce itself with a single event. It updates in installments, whether that's a new tenant sign going up on Main Street or a Saturday concert slot quietly running its course without a closing-night sendoff. The Town's own monthly newsletter exists because a single walk down Main Street won't tell you what changed since your last one.

If you live here, the practical version of that is simple. Check in periodically rather than waiting for a grand-opening headline that isn't coming. Swing by THE LOT on a Wednesday while the farmers market is still running.
